The same in-house team designs the loft, handles planning and building control, and carries the work through to completion. Before You Choose

  • How do I know which service option is right for me?

    It comes down to how much you want to take on. If you would rather not coordinate trades, inspections and paperwork, the fully managed service handles all of it. If you already have a builder, Drawings and Planning gives you a designed scheme with approvals to pass straight on. And if you only need help getting a project approved, Planning Only covers that stage. Not sure where you sit? A short call usually makes the answer obvious.

  • What does the fully managed service actually include?

    Everything from the first drawing to the final sign-off. We design the loft, prepare and submit planning where it is needed, coordinate building control, and build the whole thing with our own team. You are never left managing trades or chasing updates. Most clients make only a handful of decisions, such as choosing bathroom items and where the power points go, and we take care of the rest.

  • Can we stay in the house while the work is done?

    In most cases, yes. Loft conversions are usually built from above using external scaffolding, which keeps disruption to the rest of your home to a minimum. We protect lived-in areas, tidy the site at the end of each day, and let you know in advance when noisier stages are coming. Plenty of our clients stay put throughout the build and tell us afterwards how smoothly it ran.

  • How do payments work, and do you take a large deposit?

    No large upfront payment is required. After a reasonable deposit to secure your project and start date, the cost is split into six stage payments linked to real progress on site. Each one falls due at an agreed milestone, so you can see the work moving forward before the next payment is made. It keeps budgeting straightforward and ties your money to results rather than promises.

  • Can you help with just the drawings, or just the planning application?

    Yes. Not every homeowner wants a full build from us. With Drawings and Planning, our designers produce the architectural and building regulations drawings and we handle the planning side, ready for your own builder. With Planning Only, we assess whether your project is permitted development or needs an application, then manage that submission for you. Both draw on the same experience behind our managed builds.

  • Will the project run on time, or drag on like I have heard?

    Most overruns come from two things: late changes to the design, and long lead-time items ordered too close to fitting. We plan around both. Decisions that affect the timeline are flagged early, specialist items are agreed up front, and our own team keeps work moving rather than disappearing off to other sites. Timelines are set realistically from the start, so the date we give you is one we expect to keep.
